CONDITIONS

1. Room rates are net rate and included 10% service charge and 7% VAT
2. Credit cards accepted ; Visa, Master Card, and JCB
3. All rates are quoted in Thai Baht and rates listed are per room per night based on one or two persons sharing.
4. Special weekly rates can only apply when guests stay at least 7 nights.
5. Special monthly rates can only apply when guests stay at least 30 nights.
6. The room's rate is including breakfast.
7. There is no extra charge for children under the age of 12, sharing the same room with their parents.
8. Check-in time at 14.00 hrs and check-out time at 12.00 noon.
9. Reservation are held until 4 p.m. only, unless guaranteed by credit card or first night deposit
10. Rates and government tax are subject to change without notice.
11. We allow only two persons stay in a room.
12. We do not provide extra bed.
13. Full payment is required for all bookings when check in and full payment for room guaranteed is required during 24 Dec – 4 Jan.
14. Cancellations for all periods, except Peak season, can be made at least 48 hours prior to guest's arrival date, or penalty 1 night.
15. Cancellations for Peak season, can be made at least 168 hours prior to guest's arrival date, or penalty 5 nights.
16. No show case will carry a penalty fee of at least 1 night.
17. Non-refundable in case of late check-in and early check-out.
